GENERAL INFORMATION
Just In Apart ("JIA") is the name of apartment leasing service renderred by AQUARIUS Robert Nowakowski.
Minimum Stay :
- standard apartments - minimum 2 nights,
- selected apartments with larger area - minimum 4 nights,
- selected apartments available for one night with extra fee.
Accommodation:
Check in: from 4:00 p.m.
Check out: before 12:00 a.m.
Booking conditions : downpayment of 30 % of the total amount payable before arrival through money transfer or in cash.
Basic apartment cleaning : AFTER DEPARTURE.
Additional cleaning : PAID EXTRA.
Water, electricity : INCLUDED IN THE PRICE.
Keys available : AT RECEPTION.
Pets : NO / SELECTED APARTMENTS - YES – following arrangements.
Smoking: NO , SELECTED APARTMENTS: YES.
Facilities for handicapped persons: YES.
Age restrictions : ADULTS 18 YEARS OF AGE ONLY, CHILDREN UNDER ADULT SUPERVISION.
Under specific circumstances we reserve ourselves the right to change the booked apartment to apartment with similar or higher standard at the same price in similar location.

DETAILED INFORMATION – STATUTE, RULES OF APARTMENT USE
On-line Booking:
Direct booking can be made by checking the „Book” box at the selected apartment and then by filling out the booking form. The program will automatically calculate the price and will guide you through the booking and payment procedure. To complete the booking the minimum payment of 30% of the due amount is required. Following this payment, you will automatically receive booking confirmation to the e-mail address submitted by you in the form, as well as the voucher, which is the ultimate booking confirmation, along with the apartment address and person to contact with regarding keys to the apartment.
Price:
- All prices are gross including 7% VAT.
- Price may vary depending upon detailed arrangements.
- In case of two-month stay or longer, a deposit in the amount of one month fee is required. All monthly fees are payable up front.
Payment:
We accept the following forms of payment:
- Bank transfer.
- Cash.
The invoice will be sent to you electroincally or by mail.
Checking In and Out:
- Checking in is on the indicated arrival day in presence of our representative Checking In follows:
- Making the total payment,
- Presenting personal ID or passport,
- Presentation of apartament and equipment,
- Handing over the keys.
- Checking Out is on the departure day in presence of our representative.
Length of Stay and Stay Extension:
- Day of stay is from 4:00 p.m. to 12:00 a.m.
- JIA should be informed about the intent to extend the period of stay beyond the time frame indicated upon the arrival by 5:00 p.m. of the day prior to the day of departure. The Guest’s inquiry will be taken into consideration depending on the availablility of apartments.
Cancelling Booking and Shortening of Stay:
In case of cancelling the booking with a 30 day notice, Guest will not be charged cancellation fee.
In case of cancelling the booking after this date, Guest will be charged with a fee of 30% of the total payment for all nights.
In case of cancelling the booking within 7 days pior to arrival, Guest will be charged with the fee of 50% of the total payment for all nights.
Failure to cancel the booking or failure to arrive will result in charging Guest with total fee for all nights booked.
Rights, Obligations, Responsibilities:
- JIA is obliged to ensure complete access and unrestricted stay of Guest in the apartment.
- JIA is not responsible for Guest’s property being damaged in the apartment by persons residing therein.
- Guest should report immediately on any damage occurred.
- JIA's responsibility for loss or damage of money, securities, valuables or items with scientific or artistic value is limited.
- Guest is responsible for all damages of parts of apartment or apartment equipment resulting from his/her fault or from fault of persons visiting Guest.
- Guest may not make the apartment available to a third party, even though the period of stay for which the payment has been remitted has not lapsed.
- Only the number of Guests reported in the booking may stay in the apartment.
- Night hours are from 10:00 p.m. to 9:00 a.m.
- Under specific cirumstances we reserve ourselves the right to change the apartment to an apartment with similar standard and location at the same price.
Personal Data Protection:
Upon making the booking on www.justinapart.pl Guest agrees to process his/her personal data for purposes of booking completion and for purposes of complying with the requirements of residence reporting duty according to the Personal Data Protection Law from August 29, 1997. The person making the booking has the right to access his/her personal data and to its update.
Rules of Apartment Use:
- Number of persons larger than indicated in the booking may not reside at the apartment.
- Night hours are from 10:00 p.m. to 9:00 a.m.
- It is not allowed to organize parties, play music loud, or behave disruptively.
- The apartment may not be used in a manner other than for housing purposes, and especially, it may not be used for purpose of conducting any business activity. It is not allowed to register any business activity at the apartment ,and specifically, activity that is associated with receiving clients.
- The apartment may not be sub-leased or made available in any other form to a third party.
- The above does not apply, if Guest has leased the apartment for purposes of making it available continuously or periodically to its employees or associates or business partners, which should be previously agreed upon with JIA.
- JIA will provide Guest with apartment keys upon making the apartment available to Guest. In case of loss or damage of the keys, JIA will provide Guest with a new key and will charge him/her with the respective expense of replacing the lock. Guest may not replace locks or copy keys. Guest may receive additional set of keys following the respective request.
- Guest may not make any changes or alterations in the apartment.
- Guest is obliged to use the apartment along with the apartment equipment in accordance with its use designation.
General Rules:
- Guest is obliged to use the apartment in such manner that the rights to privacy and peace of other residents of the building are not violated.
- Guest is obliged to take care and protect from any damage common parts of the building, such as staircases, hallways, and other premises, as well as the building surroundings.
- Guest is obliged to use the building infrastructure in accordance with its designation, and in particular to protect the greenery, not littering sidewalks and streets.
- Building staircases are non-smoking areas.
- Pets are not allowed without JIA’s consent.
- Guest is obliged to immediately inform JIA about any damages done to apartment or to apartment equipment.
- Should Guest or third party/parties visiting Guest, be responsible for damages, Guest is obliged to cover the damage removal and equipment replacement expenses. If Guest or the third party Guest is responsible for, is the perpetrator of damages, JIA has the right to cover the expenses from the deposit, if such deposit was applicable. In this case Guest is obliged to immediate deposit completion, not later than within 7 days of receiving the notice on covering the expenses resulting from the damages from the deposit. In the case when no perpetrator is found all Guests are equally liable.
- Apartment is a separate housing unit used by Guest based on lease agreement. Due to the above JIA is not responsible for loss or damages of items brought in by Guest or other persons using the apartment. Therefore, JIA may not be held responsible by Guest, especially, in light of Article 846-852 of the Civil Code.
General Clauses:
Provisions of the Civil Code apply to issues not determined in the above Statute.
